How to apply for title deed in Kenya

You can only prove land ownership in Kenya once you are in possession of a title deed. Title deeds are issued by the Ministry of Lands, Housing and Urban Development at the Ministry’ regional registries offices.

You might need a lawyer to take you through the application process. You should note that each of the 47 counties in Kenya have different land rates.

You can apply for land title deed online or you can visit the ministry of lands offices.

Below are the steps;

Obtain Land Search

This is a very vital stage as it tells if the land is owned by someone else or if the land is registered.

You will need a copy of the title deed of the land. Fill in the search application form and attach the title. In most District Land Offices, copies of your ID and Pin Certificate are required.

Obtain Rates Clearance Certificate from the Local Municipal Council.

Obtain consent to transfer from the Commissioner of Lands. This application is made in writing.

Lawyer prepare, authenticate and oversee the signing of the sales agreement in liaison with the seller’s lawyer.

Obtain valuation of the property by government values.

Submit an application for processing

PIN certificate (copy)
Identity card (copy) for the applicant if Kenyan.
Foreign national registration certificate- alien card (copy) For foreigners who are residents in Kenya
Passport (copy) for the applicant if a non-citizen.
Duly filled booking form
Consent to transfer land (copy)
Official land search (original)
Land rates clearance receipt (copy)
Land rent certificate (copy)
Transfer instrument (3 original + copy)
